DBRS Morningstar Upgrades and Confirms Ratings on FT RMBS Prado VI

DBRS Ratings GmbH (DBRS Morningstar) upgraded and confirmed its ratings on the bonds issued by FT RMBS Prado VI (the Issuer) as follows:

-- Class A notes confirmed at AAA (sf)
-- Class B notes upgraded to AA (high) (sf) from A (high) (sf)

Additionally, DBRS Morningstar removed its rating on the Class B notes from Under Review with Positive Implications (UR-Pos.) , where it was placed on 4 May 2022 following a methodology update. The rating on the Class A notes addresses the timely payment of interest and the ultimate payment of principal on or before the legal final maturity date in March 2055. The rating on the Class B notes addresses the ultimate payment of interest and principal by the final legal maturity date.

The rating actions follow an annual review of the transaction and are based on the following analytical considerations:
-- Portfolio performance, in terms of delinquencies, defaults, and losses, as of the June 2022 payment date;
-- Updated portfolio default rate (PD), loss given default (LGD), and expected loss assumptions on the remaining receivables;
-- Updated Spanish addendum to the “European RMBS Insight Methodology” and model; and
-- Current available credit enhancement to the notes to cover the expected losses at their respective rating levels.

The transaction is a securitisation of Spanish first-lien residential mortgage loans originated and serviced by Unión de Créditos Inmobiliarios E.F.C.

PORTFOLIO PERFORMANCE
As of the June 2022 payment date, loans two to three months in arrears represented 0.11% of the outstanding portfolio balance, up from 0.02% in June 2021. Loans more than 90 days in arrears represented 0.21%, up from 0.08% in the same period, while the cumulative default ratio increased to 0.09%.

PORTFOLIO ASSUMPTIONS AND KEY DRIVERS
DBRS Morningstar conducted a loan-by-loan analysis of the remaining pool of receivables and updated its base case PD and LGD assumptions to 2.7% and 12.5%, respectively.

CREDIT ENHANCEMENT
As of the June 2022 payment date, credit enhancement to the Class A notes increased to 25.2%, up from 22.4% a year ago. Credit enhancement to the Class B notes increased to 11.2%, up from 10.0% in the same period. The credit enhancement is provided in form of the subordination of the junior class of notes.

The reserve fund (RF) provides liquidity support to the rated notes. It can amortise to 2.25% of the outstanding balance of the assets with a floor at 1.00% of the outstanding balance of the assets. The RF was at its target level of EUR 6.9 million as of June 2022.

Banco Santander SA (Santander) acts as the account bank for the transaction. Based on the Santander’s reference rating of A (high) (which is one notch below DBRS Morningstar’s Long Term Critical Obligations Rating (COR) of AA (low)), the downgrade provisions outlined in the transaction documents, and other mitigating factors inherent in the transaction structure, DBRS Morningstar considers the risk arising from the exposure to the account bank to be consistent with the ratings assigned to the notes, as described in DBRS Morningstar’s “Legal Criteria for European Structured Finance Transactions” methodology.

Santander also acts as the interest rate swap counterparty for this transaction. DBRS Morningstar’s COR of AA (low) on Santander is above the first rating threshold as described in DBRS Morningstar’s “Derivative Criteria for European Structured Finance Transactions” methodology.

ENVIRONMENTAL, SOCIAL, GOVERNANCE CONSIDERATIONS
There were no Environmental/Social/Governance factors that had a significant or relevant impact on the credit analysis.

The sources of data and information used for these ratings include transaction reports provided by Santander de Titulización, SGFT, S.A. and loan-level data provided by the European DataWarehouse GmbH.

DBRS Morningstar did not rely upon third-party due diligence in order to conduct its analysis.

At the time of the initial ratings, DBRS Morningstar was supplied with third-party assessments. However, this did not impact the rating analysis.

DBRS Morningstar considers the data and information available to it for the purposes of providing these ratings to be of satisfactory quality.

The last rating action on this transaction took place on 4 May 2022, when DBRS Morningstar placed its rating on the Class B Notes UR-Pos. Prior to that, on 7 July 2021, DBRS Morningstar upgraded its rating on the Class B notes to A (high) (sf) from A (sf)and confirmed its rating on the Class A notes at AAA (sf).

Sensitivity Analysis: To assess the impact of changing the transaction parameters on the rating, DBRS Morningstar considered the following stress scenarios as compared with the parameters used to determine the rating (the Base Case):
-- DBRS Morningstar expected a lifetime base case PD and LGD for the pool based on a review of the current assets. Adverse changes to asset performance may cause stresses to base case assumptions and therefore have a negative effect on credit ratings.
-- The base case PD and LGD of the current pool of loans for the Issuer are 2.7% and 12.5%, respectively.
-- The risk sensitivity overview below illustrates the ratings expected if the PD and LGD increase by a certain percentage over the base case assumption. For example, if the LGD increases by 50%, the rating on the Class A notes would be expected to remain at AAA (sf), assuming no change in the PD. If the PD increases by 50%, the rating on the Class A notes would be expected to remain at AAA (sf), assuming no change in the LGD. Furthermore, if both the PD and LGD increase by 50%, the rating on the Class A notes would be expected to fall to AA (high) (sf).
